Smart Reasons to Tap Your Equity
Used strategically, your home's equity is one of the lowest-cost sources of capital available to a Canadian homeowner.
Slash Your Interest Costs
Credit cards sit near 20% APR. A refinance or HELOC can land in the 4–6% range — turning expensive balances into one affordable mortgage payment.
Renovate & Re-Value
Kitchen, bathroom, or addition projects funded with equity can increase your home's appraised value — often paying for themselves over time.
Invest in Your Future
Use equity to fund a rental property, education, or business — leveraging your home's appreciation to build long-term wealth.

Frequently Asked Questions
Everything you need to know about accessing your home's equity with Demo Mortgage Brokerage.
How much of my home's value can I access?
Most Canadian lenders allow you to refinance up to 80% of your home's appraised value, minus your existing mortgage balance. That difference is the equity you can access as cash. Our calculator shows your number instantly once you enter your home value and current mortgage.
What's the difference between a refinance and a HELOC?
A refinance replaces your entire mortgage with a new one at a new rate and term, letting you pull out a lump sum. A HELOC (Home Equity Line of Credit) is a revolving credit facility secured against your home — you borrow and repay only what you need, like a credit card but at a much lower rate. We'll help you choose the right structure for your goal.
Will I have to break my current mortgage?
Possibly, but not always. If you're near your renewal date, timing a refinance to maturity avoids break penalties. If not, we compare the penalty cost against the savings of a lower rate to see if refinancing still makes sense. In some cases a second mortgage or HELOC behind your first mortgage is the smarter move.
Can I use the money for anything?
Yes — common uses include debt consolidation, renovations, investment properties, education, and business funding. Some lenders offer better rates when funds are used for renovations or investment (insurable purpose), so tell us your plan and we'll route you to the most cost-effective lender.
Does the equity review cost anything?
No. Your initial review through Demo Mortgage Brokerage is 100% free with no obligation, and uses a soft credit check that doesn't impact your score. Lenders pay our fee directly on prime mortgages, so you pay $0 for expert advice and lender shopping.
